Managing every step

Once the significant terms have been agreed, a contract will be drawn up for the sale of the land and a Build Contract will be entered into for the construction of the property. The anticipated build programme is approximately 12 months from starting on site to completion of the property.

There are 12 key stages to the build programme. When each stage is completed, notification is given to the purchaser, who will then visit the site with a member of the Fairfax team together with the purchaser’s surveyor. The works are inspected and agreed that the key stage has been completed and it will be signed off.

Milestones

  • A schedule of payments will be written into the build contract based on the 12 key stages of the build programme and payment will be made when each stage is completed and signed off.
  • The NHBC provide building control services for Fairfax Properties and assign a Building Inspector to monitor the build from start to finish to ensure the property is built to the correct structural specifications and national standards.
  • On completion of the property Fairfax provide a further 12 month support period to both the internal and external structural and mechanical features.
